BUYING with BRIGITTE
I'm here to guide you through the entire process of purchasing your next home.
1.
Establish your goals and timeline
First we will be working to get a strong understanding of what you are looking for and your timeline to purchase, so I can begin pulling some great options for you.
2.
Speak with a lender
It is important for you to speak with a loan officer early in the process so you have a full understanding of your purchasing power and what your monthly carrying costs will be after your purchase. This will help us really focus our search so when we find a home that you love, and we have all of the paperwork necessary to make an offer. I can help you with lender referrals if needed.
3.
Education on neighborhoods and market
What I always stress to my clients is that the most important aspect of the home buying process is for me to help you become educated on the neighborhood and current market. In order to do this, I want to show you a range of properties for us to look at. We will want to actually visit homes versus just looking online because square footage, light and layout always feel different in person.
4.
Submit an offer
The home buying process is personal and slightly different for everyone, and we can move as slow or fast as you would like. However, once we find the right home for you, we will review the market and comps together in order to decide on a price and a strategy to engage with the seller by submitting an offer. Once the seller signs, we will be under Contract!
5.
Under Contract
Just because we are under contract doesn’t mean our work is done yet. Once you sign the contract and your offer is formally accepted, you have some things to do. You’ll need to apply for your loan and schedule an inspection and appraisal, if those contingencies are in your contract. We will meet with a home inspector and he will go through the home with a fine-tooth comb! We will then review the report and decide if additional contract requests and/or obligations have to be addressed in order to move on with the purchase. The inspection report will provide peace of mind so you are fully aware of all aspects of the home, its mechanicals, plumbing and roofing before purchasing. At this point, your lender and the title company will be busy checking that everything is in place for closing day.
6.
Closing
I know this sounds like a tremendous amount, but I promise you I am here to walk you through the entire process and answer absolutely any questions you have along the way! It is my goal for you to feel completely comfortable so if there is ever anything you need, please don’t hesitate to ask.
