I'm here to guide you through the entire process of selling your property.

The Selling Process

1.

Analyze your property value

I will provide you with a comparable sales report highlighting the active, in contract, and recently sold homes in your marketplace. Based on where homes have been trading in your neighborhood, we will discuss and agree on a listing price. To get a quick idea of your estimated property value, you can use this tool. You can also fill out this form (click "sell your home") to provide me with some information on your home selling project. 
 

2.

Identify and repair maintenance items

It is important that any small items that need fixing be touched up prior to going on the market. I will introduce you to my preferred contractor who can help you with repaving the driveway and fixing the loose pieces on your banister. We'll leave potential buyers in no doubt that your property has been meticulously maintained! 
 

3.

Stage your home to shine

I can also introduce you to my stager if we feel it is a necessary and important part of our selling strategy. She will conduct an inventory of each room and make adjustments and recommendations to help the home look incredible in photography AND in showings! She is the best and I recommend her to all of my sellers because her work makes all the difference! In case you need help with decluttering your closets and garage, I can also connect you with a wonderful and hardworking contractor, so it will be one less thing for you to worry about. 
 

4.

Professional marketing

If we prepare for staging to take approximately 2 weeks, I can bring in my photographer and floor plan artist in immediately after that and we can prepare to hit the market within 3 weeks. See marketing examples here!
 

5.

On the market

A buyer’s first impression is everything, so it is important that your home is clean and the staging looks its best prior to any showings. I will always try to provide as much notice as you need before showings and will email you a listing report on online views performance, showing feedback, Open House traffic etc. on a weekly basis.
 

6.

Negotiate terms and price

We will review all offers received together. I will counsel you on benefits and risks of each offer (after all, the terms of an offer can be just as important as the offer price) and negotiate with the buyer's agent on your behalf to work toward the best possible outcome.
 

7.

Closing

I work as your advocate and advisor through each step of the selling process. From navigating inspections and appraisals, until the final document is signed at the closing table, I'm here to guide you.
